More and more landlords are opting for a limited company structure rather than operating in personal or joint names. Our focus is to help landlords in growing their property portfolios, whether they’re a first-time limited company landlord or have a well-established special purpose vehicle (SPV) company.

Key criteria for limited companies

  • Limited company must be registered in England, Wales or Scotland and set up for the principal purpose of buying and letting residential property 
  • No Floating Charge taken as standard
  • Company must not have trading activity other than buy-to-let. Subsidiaries of trading companies can be considered 
  • For a standalone SPV limited company, at least 80% of the shares must be owned in the directors’ own individual names. Holding companies can be considered 
  • Personal guarantees will be required from all directors, and we will underwrite them as we would any normal mortgage application, eg income verification, bank statements 
  • Inter-company loans are generally considered if it’s a simple set-up and the same individuals are behind both companies
