Key criteria for limited companies with Paragon

  • Limited company must be registered in England, Wales or Scotland and set up for the principal purpose of buying and letting residential property
  • No Floating Charge taken as standard
  • Company must not have trading activity other than buy-to-let. Subsidiaries of trading companies can be considered
  • For a standalone SPV limited company, at least 80% of the shares must be owned in the directors’ own individual names. Holding companies can be considered
  • Personal guarantees will be required from all directors and we will underwrite them as we would any normal mortgage application, eg income verification, bank statements
  • Inter-company loans are generally considered if it’s a simple set-up and the same individuals are behind both companies
Portfolio lending guidelines and submission requirements

Applications for limited companies and limited liability partnerships must be submitted as a portfolio application, even if your customer is classified as non-portfolio under PRA regulation​.
