Green Homes Grants

Residential landlords in England can now apply for a Green Homes Grant voucher towards the cost of installing energy efficient improvements to their properties.

Vouchers must be redeemed and improvements completed by 31 March 2022.

The scheme will see the Government contribute up to £5,000 to cover two-thirds of the cost of eligible improvements, with the property owner contributing the remaining third.

Vouchers covering 100% of the cost of the improvements, up to a maximum value of £10,000, are available for those on certain benefits but landlords are not eligible.

Green Homes Grant eligibility for landlords

To be eligible for a Green Homes Grant, landlords have to check that they will not exceed the de minimis state aid threshold of €200,000. Any proposed improvements must be made to properties that have a minimum Energy Performance Certificate (EPC) rating of E under the minimum energy efficiency standard and proof that you have met this standard or are exempt will be required.

What the Green Homes Grant can be used for

Green Homes Grant vouchers can be used to cover the cost of labour, materials and VAT as well as any necessary additional works associated with the home improvement measures detailed below.  

There are lots of ways to improve the energy efficiency and heating in your properties, so it’s a good ideas to seek advice on how best to do this from an expert such as a retrofit assessor. Information is also available from your property’s Energy Performance Certificate (EPC) or the Simple Energy Advice (SEA) website.

Home improvements

The available measures for the voucher scheme are split into ‘primary’ and ‘secondary’ measures.

The voucher must be used to install at least one primary measure which covers insulation and low carbon heating.

Insulation measures covered by the voucher:

  • Solid or cavity wall insulation (internal or external)
  • Under-floor insulation (solid floor, suspended floor)
  • Loft, flat or pitched roof insulation
  • Room in roof insulation
  • Insulating a park home 

Low carbon heating measures covered by the voucher:

  • Air or ground source heat pump
  • Solar thermal (liquid filled flat plate or evacuated tube collector)
  • Biomass boiler
  • Hybrid heat pump

Once you have installed at least one primary measure, the voucher can be used to help cover the cost of any of the following secondary measures.

The amount you get towards the cost of secondary measures cannot exceed the amount you get for primary measures.

Windows and doors

  • Draught proofing
  • Double or triple glazing (where replacing single glazing)
  • Secondary glazing (in addition to single glazing)
  • Energy efficient replacement doors (replacing single glazed or solid doors installed before 2002)

Heating controls and insulation

  • Hot water tank thermostat or insulation
  • Heating controls (such as, appliance thermostats, smart heating controls, zone controls, intelligent delayed start thermostat, thermostatic radiator valves)

All work covered by the voucher must be completed by a Trustmark-registered installer who is also registered with the scheme. They mustalso meet PAS and MCS standards.

You, a member of your household or your immediate family are not permitted to carry out the work under the scheme.
